Property Rental Includes the Following:


  • A "For Rent" sign is posted in front of the property.


  • Your property will be photographed inside and out and listed on our website.


  • Tenant(s) will fill out our thorough application.


  • We will conduct a credit check.


  • Tenant(s) will be qualified according to your guidlines.


  • If required, Tenant(s) will sign your lease.


  • Security deposit, any applicable pet deposits, first months rent will be collected and key(s) will be handed over to Tenant(s).


  • Our rental fee and any other applicable fees will be deducted from said deposit(s) and rent.


  • The balance will be mailed to you with Tenant(s)application and any applicable signed leases.


  • You will then assume all subsequent property management responsibilities and activities.


Schedule of Property Rental Fees

$450 rental fee for rentals up to $649
$550 rental fee for rentals $650 - $799
$650 retanl fee for rentals $800 to $999
$750 rental fee for rentals $1000 or more



Property Management Includes the Following:


  • Everything included in Property Rental.


  • We will perform a drive by inspection of the property monthly and will perform a bi-yearly walk-through inspection of the property. Any required repairs or maintenance will be reported to the tenant and/or the landlord, depending on whose responsibility it is to perform the repair or maintenance. This is done with the hope of catching minor issues before they become major, expensive issues.


  • Upon the tenants moving out and before new tenants move in we will contract with the appropriate service persons to have the unit made rent ready. (these costs will be deducted from either the owner's reserve fund, or the previous tenants security deposit depending on the circumstances).


  • Tenants will be served with notices as provided in the landlord tenant law for any violation of their rental agreement including late rent. We will serve eviction notices but all court costs and legal costs associated will be the expense of the owner.


  • Arrange, manage, and pay for all needed repairs and maintenance (all costs over the owner's reserve fund must be authorized by the owner and paid for by the owner).


  • Each month the owner will receive a record of receipts, disbursements and an income and expense report. Included will be copies of all work orders and paid invoices associated with your property along with your monthly check.


  • Schedule of Property Management Fees


  • One time account set up fee per property of $150. This includes initial advertising, digital photos, inspection of property and serving notices to current tenants, etc.


  • Reserve fund set up of $500 to be used for maintenance issues and court fees as they arise.


  • $35 per court representation issue if we need to represent you in court.


  • 1/2 month's rental fee for tenant placement for each unit rented.


  • Monthly management fee of 10% of the rents collected.


  • Management’s hourly rate to perform maintenance, cleaning, etc. is $25.
